Spring Cleaning: Storage Units, Determining the Best Size

If you have decided that you need storage and have selected the storage facility that best meets your needs, you need to determine how much space you will actually need.

The best place to start when determining unit size is to take a look at the things you plan to put into storage and make an inventory list.  Once you have the list, visit the facility to view the actual space- it will be easier than trying to picture in your head. Reputable storage facilities will have staff that are trained and experienced in helping tenants determine the proper storage space.

Another item to consider is how long you plan to store items, as it may be important to provide space for ventilation and access. If you ever want to be able to get your items out, you don’t want to pack your storage space wall to wall, floor to ceiling. Many people get the smallest possible unit they can get in order to save money, and then wind up having to empty half of it to get to a box that’s in the back.

Finally, try to think ahead. Does the property offer a wide variety of unit sizes and types? You may just need that 10×10 unit right now, but what if you need more space down the road to store your precious antique heirlooms from Grandma? Having the option to change or add a different unit later on is great, just in case you need it!

Once you have determined the items you will need to store, it’s time to consider unit sizes. Below are the most common unit sizes:

  • 5 x 5 – The 5×5 unit is perfect for storing totes or boxes of out of season clothes, personal and business records, holiday decorations or a few smaller pieces of furniture like end tables and lamps.              
  • 5 x 10 and 5 x 15 – These storage units are great for storing furniture from a small studio apartment, an entire bedroom or office. Are you looking to remodel a room or office? Now you can have the space to keep all of the contents during construction instead of clogging up other rooms!
  • 10 x 10 – These are usually the most popular units because they are not too small and not too large. These units can handle the contents of a large one or two bedroom apartment, or a small house with minimal appliances. If you are downsizing but want to keep your extra furniture until you decide what to do with it, these would be a great size for you.
  • 10×15 – This 150 square foot unit is about the size of half of a standard  one-car garage and will hold the contents of a two bedroom house or apartment, including appliance and boxes, or commercial storage inventory.
  • 10 x 20 – If you are moving and your new home isn’t ready, this is most likely the size you’ll need to store your belongings until you can move in. It can handle a three or four bedroom home including some major appliances. This is also a great size unit for that classic car you want to park inside for the winter.
  • 10 x 30 – This is some serious storage space and can handle the contents of a four bedroom home, including major appliances and garage items like tools and patio furniture.

Your best bet when asking “What size storage unit do I need?” is to talk to the manager at the facility. Additionally, most modern self storage facilities list the sizes and types they offer on their website and even show the current rental rates. The last thing you want to do is guess, and then realize while you are moving everything into your unit that you didn’t choose one that is large enough.

Welcome to the monthly SCAORcard summarizing Association news and updates.  
 
First, I would like to remind Brokers that the Sentrilock Lockbox Exchange is scheduled for July 24-28 at SCAOR.   For those who still do not know, the BOD approved the replacement of approximately 4,200 lockboxes this summer.  
 
Per the 2015-2018 Strategic Plan, implementing the best technology is a goal we are always working towards.  SCAOR will have additional information in the next SCAORcard on training workshops.  Second, if you have visited SCAOR lately, you will have noticed new paint, repaired tiles and new lighting within the facility.  Your BOD also approved new crush-n-run for the rear parking lot and the installation of new outside lighting to improve safety when attending evening events.  It is incumbent of the BOD to reinvest in the facility and make it a high quality experience for you to participate in education classes and attend committee meetings.  
 
Lastly, I would like to invite members to the NAR mid-year meetings in Washington D.C. from May 15-20.  This is your chance to advocate at the federal level for programs and policies that directly impact your business.  Important issues that will be discussed in two weeks include tax reform, mortgage interest deduction, rent control and flood insurance.  For those only interested in the trade show, it is scheduled for May 17 and 18.  I hope to see you there supporting NAR, DAR and SCAOR.

SCAOR Card – Issue #008 – Public Policy

Sussex County Comprehensive Plan has had its next round of public meetings that started on May 1st. This round of public meetings concludes on May 10th from 5-7:30 at Milford Senior Center, located at 111 Park Avenue, Milford; and May 16th from 5-7:30 at Beacon Middle School, located on RT 24, Lewes.  
 
Public Policy encourages all REALTOR® members to participate in these hearings.  The collective REALTOR® voice needs to be heard and our Chairman strongly implores our membership to take the time to come out to a public hearing and stay abreast of the Comp Plan developments.  This can be done by visiting sussexplan.com.
 
Several legislative issues have come about as the first session of the 149th General Assembly draws to a close.  We are thrilled that we could assist DAR with their Call To Action to stop HB 58. The defeat of HB 58 was a win for HOAs and for our property owners within the HOAs.  If you would like to follow more of the legislation being proposed, debated, approved/defeated, feel free to go to legis.delaware.gov. SCAOR Rental Affairs Committee and Coastal Municipalities gather for 3rd annual Pre-Season Meeting

Lewes, DE, May 4, 2017:  The 3rd annual Pre-Season Meeting with SCAOR’s Rental Affairs Committee (RAC) and the Coastal Communities of Lewes, Rehoboth, Dewey, Bethany, South Bethany, and Fenwick Island, as well as Millville, Ocean View, and Milton, took place on May 4th at Irish Eyes in Lewes.  Sharon Palmer-Stauffer, Rental Manager for Coldwell Banker Resort Realty, and Chair of the RAC stated of the Pre-Season Meeting, “Today’s meeting was an excellent example of realtors and its local members of law and code enforcement officers working together for the good of the communities in which they serve. It was a very productive and informative meeting.”

Each town that participated had an opportunity to share with the group any seasonal issues they encounter and their solutions and proposals set forth to address the issues.  The exchange of ideas between municipalities and the RAC is valuable and lends itself to the strengthening of this collaborative group.  Councilman Frank Twardzik (Ocean View) stated, “For our quiet area of the resort(s) to be included in these conversations is important in learning the trends, concerns, and pulses of the surrounding coastal communities; I am glad to have the opportunity to participate.” Vice Mayor Lew Killmer (Bethany) added, “To bring the various coastal area officials and law enforcement together at the beginning of the season provides a tremendous opportunity to share ideas, gain insight to what your neighbors are facing and doing, and reassurance that everyone is on the same page.”  

Included in this Pre-Season meeting were law enforcement representatives of each town, as well.  Chief Keith Banks (Rehoboth) enthusiastically commended the efforts of the RAC and municipalities and stated, “…to have the opportunity to work together, that is the only way we are going to be successful. By working with each other we will be able to enforce [ordinances] properly and evenly. Again, it is a team effort.” Chief Banks also stated that he is extremely fortunate to work in Rehoboth and with a group of Realtors that he can count on to be able to call, and they call him, whenever there is any concern.

The Sussex County Chapter was formed on June 7, 2008 and now maintains a membership of 80+ REALTORS®. Thru the support of the many Business Strategic Partners and Sponsors, we are now able to offer the opportunity to present many National Speakers at our Membership Meetings, free CE Classes with lunch and various social activities thru-out the year.
